Recently Purchased New House...Insurance Denied?

We just closed on our house a few weeks ago. We had all the inspections and appraisals that we were supposed to get. Today we received a letter in the mail saying that our house in uninsurable due to a deteriorating roof. Shouldn't that have been disclosed before closing? Shouldn't the insurance inspector or the appraiser let us know this before we bought the house? We are not sure what to do....Recently Purchased New House...Insurance Denied?
It is not the appraiser or insurance companies job to tell you the house needs a new roof.





The appraiser just determines if the house is worth the amount you want to borrow.





The insurance company just determines if they are willing to insure the home.





A home inspector is hired to inspect the home and tell you if anything is wrong with it. Did you have a home inspection? If so, the home inspector should have seen the condition of the roof and put it in his report. Usually the buyer will negotiate for a reduction in price to cover the cost of a new roof.





But...locate a roofer and get the roof replaced. Then you can insure the home. You will probably have to get the roof replaced prior to closing so the home can be insured. Speak to your real estate agent about that.Recently Purchased New House...Insurance Denied?
ANY inspector should have noticed that the roof is deteriorated and noted it in the report. This is an error and ommission commited by the inspector.


However try to get insurance from another company go to an agent that you know and talk to him.





Also how did the insurance know that the roof is deteriorated someone should have went on the roof to notice that unless it was in a very bady condition that you can see it from the street. and usally insurance inspector does not complete a detailed inspection.





What i would do is as follow:





1- Call the inspection company ask them to come out and check the roof for free otherwise your suing them. (they would do that for free 100% unless they already told you.


2- Call the insurance company ask them of the name and phone number of the inspector and talk to him and let him explain to you how come your roof is in bad condition.


3- Get a quote from another company (eventough that this might be hard especially if they sent the cancellation report to the national data center or whatever is it called)





if the roof is pretty bad shap better do it now then later.





get 3 estimates from 3 different contracting company talk to the lowest one and aske him to get you another 20% discount this should not be expensive.





it's about $200 per square on the roof. (depends how big is your roof) 1000 sqf house usually have qround 12 sqares roof (approx.)

Did you have an inspection of the property before you purchased ? The roof condition would have been disclosed at that time via inspection. If you did not have an inspection, THEN you should have verified insurability prior to closing. Your only option NOW is to accept the force placed insurance which your lender will provide (extremely expensive) and repair or replace the roof as soon as possible, so that you CAN be insured.
Well, it wasn't - so now you can try to sue the seller (and you have to PROVE they knew it was deteriorating and didn't disclose it!). It can take YEARS.





The inspector probably didn't climb on the roof. The appraiser sure didn't - that's not at ALL their job.





What to do? Replace the roof. ASAP. Call your insurance company - see if they'll rescind that cancellation notice if you get the roof replaced.
