The true answer to your question is to tell him to stay where he is....for now.
You purchasing a house is a major life change and you need time to adjust to your new investment.
The problem with that is - he sees ';easy street';. What I mean by that is - no matter what, the house is YOUR responsibility, not his. The way he sees it, he'll come out better and more comfortably if he just moves in with you.
At any time, he can just say forget it and become lazy - why? You can STILL afford the house by yourself.
Him cheating on you more than once declares that he's not mature enough (emotionally) for you - and this would definitely cause major problems the minute he messes up again.
Tell him it's best that he can spend the night from time to time - like now - but moving in should wait until you've regained his trust. Those cheating ways were errors in judgement - so you are more careful to avoid the same mistake.

y to tell him that u r buying a house ? buy the house and tell him that its a rented accomodation and live seperate as u live these days and also tell him that in ur rent agrement it has been clearly mentioned that the room / flat/house has been rented to live only 1 person that is urself and if incase lessor found more than 1 person living there in that case u 'll hav to leave the room.
ask him to buy / rent a house and stay there if he really want to live with u ......
